In 2008 and 2009, the buzz words are, Foreclosures also known as REO's and the upside down properties known as Short Sales." Many of these transactions are "under contract" before they're listed even while they are showing as available in the Multiple Listing Service. These transactions are problematic because the banks that own them and or control them are in no rush to sell. Additionally, the banks have no obligation to disclose problems with a property or surrounding neighbors like an owner does in order to comply with State laws. You also will not likely be able to lock your interest rate until a contract is affirmed by the bank/lender.

With all these obstacles, you can see why there are so many of these transactions clogging the banking, lending and real estate pipeline. Although these properties are difficult to approach, that doesn't mean avoid them at all costs.
